You've found the apartment. The asking price looks right. The rental yield calculation works. And then the actual cost of buying in Spain arrives — and it's significantly higher than you expected.

This is one of the most common and frustrating surprises for first-time property buyers in Spain. Here's what you need to know before you commit.

The 10–13% rule

In Valencian Community, the additional costs of purchasing a property typically add 13% to 14% on top of the purchase price. This is not negotiable, it's not optional, and it catches a significant number of buyers off guard. On a €200,000 apartment, that's an additional €20,000–€26,000 before you've bought a single piece of furniture.

Property Transfer Tax

For resale properties in Valencia, the Impuesto de Transmisiones Patrimoniales (ITP) currently stands at 9% of the declared purchase price. This is the single biggest additional cost and needs to be budgeted for clearly.

For new-build properties, IVA (VAT) of 10% applies instead, plus Actos Jurídicos Documentados (AJD — stamp duty) of approximately 1%.

Notary and registry fees

The notary verifies and witnesses the purchase transaction. Their fee is regulated but typically falls between €600 and €1,200 depending on the property value. Land registry fees for registering the property in your name add a further €400–€900.

Legal fees

Hiring a property lawyer is optional. Budget around 1% of the purchase price for legal representation on a standard purchase.

Mortgage costs

If you're financing the purchase, add valuation fees (€300–€600), mortgage arrangement fees (sometimes 0.5–1% of the loan amount), and any broker fees if you're using a mortgage intermediary.

Ongoing costs that start immediately

From the day you complete, you're responsible for IBI (local property tax, billed annually), community fees (monthly contributions to building maintenance and shared spaces), buildings insurance, and utility connection or standing charges.

Renovation and furnishing

If the apartment needs work before it can be rented, or needs furnishing for the mid-term rental market, add that to your all-in budget. A basic furnishing package for a one-bedroom apartment starts from around €3,000–€5,000. A full renovation of a tired resale property can run to €20,000 or more.

The honest budget

Before you start viewing properties, establish your true all-in budget — purchase price plus taxes and fees plus renovation and furnishing. Then work backwards to find properties that fit. Buyers who skip this step often find themselves overstretched or disappointed.
